Florida Home AppraisalThe State of Florida's Department of Business and Professional Regulation Division of Real Estate regulates real estate appraisal services in Miami, Miami Beach, Fort Myers, Jacksonville, Tampa Bay, Orlando, Naples and all other areas of Florida. Its real estate appraiser law specifies that persons may not use the title "certified real estate appraiser," "licensed real estate appraiser," or "registered trainee real estate appraiser," or issue a home appraisal report in connection with any federally related transaction, unless they are certified, licensed, or registered by the state department . Florida regulates home appraisal services under 4 classifications of appraisers Each level appraiser must successfully complete the specified hours of approved real estate appraisal courses for their license class. - Registered Appraiser Trainees must have 75 hours of classroom training and they must work under the direct supervision of a certified, licensed Florida real estate appraiser.
- Licensed Appraisers are required to have 2 years of appraisal experience in real property appraisal and 90 hours of classroom training.
- Certified Residential Appraisers (home appraisal) must have 120 hours of successful classroom training and at least 2,500 hours of experience achieve in a 2 year period.
- Certified General Appraisers must have achieved 3,000 hours of real estate appraisal experience in a 30 month time span, half of which must be in non-residential appraisal. They must have successfully passed related real estate courses involving 180 hours of classroom study.
