Home Appraisal DenverHome Appraisal in Denver is regulated by Colorado's Division of Real Estate. This government agency regulates real estate appraisers, salespersons and brokers in Denver and across the state. The Colorado Appraiser Law and Board has established 4 levels of real estate appraiser licensing: Registered appraisers, Licensed Appraisers, Certified Residential Appraisers, and Certified General Appraisers. Registered Appraisers: These individual have gained a minimum of 75 hours of appraisal education including 15 hours of Uniforms Standards of Professional Appraisal Practice (USPAP) and have passed the Level A appraiser licensing exam. Licensed Appraisers: These appraisers have completed 90 hours of appraisal education including 15 hours of USPAP; and have 2000 hours of appraisal experience gained in less than 12 months, and passed the Level A appraiser licensing examination if a registered appraiser exam score report is more than one year old. Certified Residential Appraisers: (home appraisal) These appraisers have completed 120 hours of appraisal education, including 15 hours of USAP education courses and 2500 hours of appraisal experience with a 24 month period. They must have passed the Level B appraiser certifying examination. Certified General Appraisers: At least 180 hours of appraisal education including 15 hours of USPAP, 3000 hours of appraisal experience (including 1500 hours non-residential) over not less than 30 months, and pass the Level C appraiser certifying examination. Although the Denver home appraisers have completed this extensive training and practice in the statutory areas, you should still inquire into their experience in home appraisal.
